While concrete is more durable than asphalt, it is considerably more expensive to install than asphalt paving. Asphalt is also less expensive to repair as well, since it can be resurfaced without having to remove the previous surface.
Severe, criss-crossed cracking, what we call aligatored areas, is the primary indicator that a repair is necessary. This is because visible cracks always begin on the underside of the asphalt. When those cracks appear, it’s a sure sign that water, oil, gas, etc. are penetrating and damaging the underlayment. If caught early enough, these cracks can be filled before the pavement disintegrates into potholes, which are more unsightly and inconvenient for your customers, and considerably more expensive to repair.
Asphalt is a porous material, susceptible to oxidation from the sun and damage from chemicals such as gasoline, diesel fuel, oil, and antifreeze. Asphalt will also deteriorate and ravel away. Seal coating not only makes your pavement look new again, it also protects it from oxidation and petroleum spills. Because it makes the surface less porous, it also makes asphalt easier to keep clean. We recommend seal coating to be done every 3 to 5 years depending on weather conditions and traffic.
The usual time to stay off newly seal coated surfaces is 24 hours. After completing your project, we will make sure the job is completely blocked off until the seal coating has had time to cure.
